Who is responsible for maintenance & repairs?
The structure and exterior of the property are the Landlord’s responsibility. For example, blocked drains, external pipe-work or the supply of gas or electricity to the property would be something the Landlord would, in general terms be legally responsible for. He also has a responsibility relating to the safety of gas and electrical furnishings that are in the property. As a tenant it is your responsibility to report any maintenance issues promptly and it is expected that you, or any of your guests, treat the property respectfully and do not damage it. You are required to do minor day to day maintenance, something that any responsible home owner would normally do. For example, replacing light bulbs, ensuring the property is secure when you are absent from it, tighten loose screws etc. We also ask that you keep the property well aired to prevent condensation and that the garden and other areas are kept tidy and free from rubbish.
How do I renew my tenancy?
As a matter of course we will write to you at least 8 weeks before the end of your tenancy and ask whether you wish to renew your agreement. We ask that you contact us at least 5 weeks before your agreement comes to an end so that should you wish to vacate, we can actively market the property on behalf of the Landlord and find new tenants. An administration charge is payable at the time of renewal to cover the cost of drawing up the new tenancy agreement, however failure to notify us of your intentions to renew within the above time frame will result in an increased administration charge.
How do I end my tenancy?
We recommend that you end your agreement properly if you wish to leave. If you do not then you may still be required to pay rent, even after you’ve vacated. To do this, you need to write to Premier Places, or your Landlord, notifying us that you wish to leave. The address that is on your tenancy agreement is the address that you need to correspond to.
What notice period do I need to give?
We ask that you give one calendar month’s notice to end. This needs to be given in writing and one calendar month before your tenancy agreement expires. You may not be able to end the agreement if you are in a fixed term however, please come and talk to us and we will advise.
How do I get my deposit back?
To speed up the return of your deposit you need to ensure that the property is of the same standard as when you moved in. Premier Places have produced a leaflet that will help you hand the property back to us in an acceptable condition. We aim to return deposits within 7-10 days of vacation, however dealing with issues will delay this.
